The joint house ownership program between Bank BTN and BP Tapera is aimed at Low-Income Communities (MBR), which is currently specifically for Tapera Civil Servant Participants.

Terms and Condition
 i. Applicant requirements for submitting a Home Ownership Loan (KPR):
  • WNI at least 20 years old or married;
  • Registered as a Tapera Participant
  • Fill in Sitara on the website: https://sitara.tapera. go.id/
  • The maximum income of the Applicant is IDR 8 million, specifically for Papua & West Papua IDR 10 million; 
  • Applicant and Spouse do not own a home 
  • Never received a housing subsidy from the government
  • Have a Taxpayer Identification Number (NPWP) Have an Annual Income Tax Return (SPT) for personal income tax 
  • NIK is registered with Dukcapil
     
ii. Document requirements for applying for Home Renovation Loans (KPR):
  • KTP (applicant and spouse for prospective married debtors);
  • Family Card (KK);
  • Taxpayer Identification Number (NPWP);
  • Book or Marriage Certificate for those who are married or Letter/Divorce Certificate for those who are divorced;
  • Salary slip for the last 3 months;
iii. Other matters according to the provisions applicable to Bank BTN 
 

 

 

 

Debtor's Rights
  • Receiving ease of house owning  through KPR Bersubsidi facility if meets the criteria of KPR Bersubsidi 
  • Free Value Added Tax (VAT) in accordance with the Ministerial Regulation The applicable finance
  • Rumah Sejahtera is financed by KPR Bersubsidi in a ready condition for occupancy in accordance with applicable provision of KPR Bersubsidi
 
Debtor Obligations
  • Paying monthly installments on time until the credit term is finished/paid off
  • Using Rumah Sejahtera Tapak or Unit Rumah Sejahtera Susun as their own place to live within a period of at least 1 (one) year after the handover of the house
  • Maintaining Rumah Sejahtera in a good way
 
Prohibition
  • Installment overdue
  • Giving false and/or false information/statement/documents in submission Subsidized KPR
  • Abandoning or not inhabiting the house
  • Renting and/ or transferring home ownership is allowed, unless:
    • the debtor/client dies (inheritance)
    • occupancy has exceeded 5 (five) years for Rumah Sejahtera Tapak
    • occupancy has exceeded 20 (twenty) years for Unit Rumah Sejahtera Susun; or
    • relocation of residence in accordance with the provisions of laws and regulations
Consequences are Given if Applicant
  • Giving incorrect data/documents when applying for KPR Subsidized
  • Not occupy Rumah Sejahtera Tapak or unit Rumah Sejahtera Susun constantly within 1 (one) year
  • Earning income exceeds the provisions of the target group's income limit
  • The purchased house exceeds the limit of the selling price that already set in by the Ministerial Decree
  • Applicant renting and/or transferring ownership of the house
  • The applicant has received a home acquisition subsidy in the form of home ownership from the Government. Excluded 2 times for TNI/Polri/PNS who moved assignment
Sanctions:
  • Termination of assistance of KPR BTN Bersubsidi
  • A refund of the assistance of subsidized KPR that has been received
  • OBTAINED TO PAY VAT owed according to legislation
