Types of Subsidized BTN KPR Products

KPR BTN Sejahtera is a Subsidized KPR for the FLPP (Housing Financing Liquidity Facility) scheme whose management is carried out by BP TAPERA with the allocation for Low-Income Communities (MBR) in the formal/fixed income employment sector Non Participants Tapera.

MAXIMUM AND FINANCING PERIOD

  • In accordance with the selling price of subsidized housing set by the Government
  • Term of up to 20 (twenty) years.

Savings-Based Housing Financing Assistance (BP2BT) is a government assistance program provided to Low-Income Communities (MBR) in the informal/non-fixed income employment sector who already have savings in order to fulfill some of the money advance for the acquisition of a house or part of the down payment for the acquisition of a house or part of the funds for the construction of self-help houses through credit or financing from Bank BTN.

Terms and Condition
  • Indonesia Citizenship aged 21 or married
  • The applicant's age does not exceed 65 years when the credit is due. Particularly ASABRI participants who get a recommendation from YKPP, the applicant's age are 80 years old when the credit is due
  • The applicant or spouse that don’t own house and never received a government subsidy for house ownership. Excluded 2 times for TNI/Polri/PNS who moved assignment.
  • Salary / basic income does not exceed:
    • 4 million for Rumah Sejahtera Tapak
    • 7 million for Rumah Sejahtera Susun
  • Having E-KTP
  • Tax ID and the Annual Income Tax Return of the individual according to the applicable legislation is a must
  • Developers must be registered with the Directorate General of Housing Finance of the Ministry of PUPR
  • Home specifications in accordance to government regulations
 
Debtor's Rights
  • Receiving ease of house owning  through KPR Bersubsidi facility if meets the criteria of KPR Bersubsidi 
  • Free Value Added Tax (VAT) in accordance with the Ministerial Regulation The applicable finance
  • Rumah Sejahtera is financed by KPR Bersubsidi in a ready condition for occupancy in accordance with applicable provision of KPR Bersubsidi
 
Debtor Obligations
  • Paying monthly installments on time until the credit term is finished/paid off
  • Using Rumah Sejahtera Tapak or Unit Rumah Sejahtera Susun as their own place to live within a period of at least 1 (one) year after the handover of the house
  • Maintaining Rumah Sejahtera in a good way
 
Prohibition
  • Installment overdue
  • Giving false and/or false information/statement/documents in submission Subsidized KPR
  • Abandoning or not inhabiting the house
  • Renting and/ or transferring home ownership is allowed, unless:
    • the debtor/client dies (inheritance)
    • occupancy has exceeded 5 (five) years for Rumah Sejahtera Tapak
    • occupancy has exceeded 20 (twenty) years for Unit Rumah Sejahtera Susun; or
    • relocation of residence in accordance with the provisions of laws and regulations
Consequences are Given if Applicant
  • Giving incorrect data/documents when applying for KPR Subsidized
  • Not occupy Rumah Sejahtera Tapak or unit Rumah Sejahtera Susun constantly within 1 (one) year
  • Earning income exceeds the provisions of the target group's income limit
  • The purchased house exceeds the limit of the selling price that already set in by the Ministerial Decree
  • Applicant renting and/or transferring ownership of the house
  • The applicant has received a home acquisition subsidy in the form of home ownership from the Government. Excluded 2 times for TNI/Polri/PNS who moved assignment
Sanctions:
  • Termination of assistance of KPR BTN Bersubsidi
  • A refund of the assistance of subsidized KPR that has been received
  • OBTAINED TO PAY VAT owed according to legislation
